Copperleaf Village
This development on the west side of Missouri 7, near R.D. Mize Road, houses a retail strip mall with various stores from women’s consignment to a cell phone outlet. A Taco Bueno faces Missouri 7 and sits in front of the strip mall. A Panda Express restaurant is planned for the site and another sit-down restaurant soon will make a home there, as well as a bank.

The Mall at Fall Creek
This development, at 1301 S.W. Missouri 7, in central Blue Springs, houses several businesses, including Culver’s fast food and frozen custard and a 54th Street Bar & Grill sit-down restaurant. The area originally was slated as a mecca of sit-down restaurants, but has only attracted a few. A Mongolian restaurant and pizza shop are soon expected to join the retail space.

Missouri 7 and U.S. 40
In the fall of 2008, construction is expected to begin near the present Hy-Vee store when the store will receive a new facade, expansion and a new gas station and convenience store will be constructed in front of the store, facing U.S. 40. Much of the former Wal-Mart location is developed and has been filled with retail shops, including a Goodwill and hardware stores. The building still has about 40,000 square feet available for lease. A community bank will be constructed near the present jewelry store, which faces Missouri 7. The long-vacant former Kmart building and parking lot will receive improvements by the present owner.

Woods Chapel and Interstate 70
Development of this area, which boasts one of the busiest and most congested traffic ways in Blue Springs, has been hindered by congestion and poor road conditions, but now is slated for major changes. A developer is expected to begin work on the $35 million project, beginning in the fall of 2008. Plans call for a CVS Pharmacy, bank, grocery stores. The project will be conducted in 2 to 3 phases between Valleyview Drive and Carl Felt Road on the south end of Woods Chapel Road. The city will make $1 million in road improvements, while the developer will contribute $24 million to roads in the area.

Coronado Place
This area, located on Coronado Drive across the street from the current Wal-Mart superstore, includes 50,000 square feet of commercial, retail and restaurants. Several already are in place, including Taco Bell, Sonic, Texas Roadhouse and Adams Dairy Bank. The bank is unusual in that it has local investors and ownership. A National Tire and Battery also is slated for the development.

Adams Dairy Landing
This long-anticipated mega-retail shopping district which totals 625,000 square feet of retail, is expected to open in the fall of 2009. Target and Lowe’s will stand as major anchors with others, totaling 30 to 35 stores, soon joining the area. The development will boast a 70,000-square-foot lifestyle center located near the development’s main entrance.

Downtown
New residential development has been spawned by several financial incentives, and an easier, quicker city license and codes process, including an expedited planning process, for developers of the area. The affected area, dubbed the downtown development district, is west of Missouri 7, north of U.S. 40, east of 21st Street and south of Vesper and B streets. City leaders hope, with the development of several new rowhouses in the downtown area, to attract new shopping opportunities.

Chapman Farms
This major development in south Blue Springs is blooming with construction growth and will be a self-sustaining community with a Wal-Mart super center and home improvement retailers included in the mix. A $7.5 million Garden City Bank has been completed in the area on Wyatt Road.
