Conditional use permit OK'd for transmission shop

A local transmission shop is staying in Blue Springs, but is moving to a new location to accommodate a growing client base.

The Blue Springs Planning Commission approved a conditional use permit for George T. Ward Builders Inc., concerning one of his properties occupied by Advanced Total Transmission Service. The permit allows for vehicle repair to be done at the property, 3001 S.W. U.S. 40.

James Holley, assistant community development director for the city, said the business recently relocated to an adjacent building because it needed more space. He said city staff members approve the permit, but included two recommendations that must be met.

One deals with the number of parking spaces at the business. Currently, the plan shows 18, but 20 are required. Holley suggested that the parking lot be re-striped to find two more spaces. If needed, he said additional parking can be placed behind the building. A handicap-accessible space also needs to be included.

The second recommendation concerns large vehicles that might be parked on the property. City staff asked that no vehicle taller than the 6-foot fence along the back of the property be parked next to the fence for an extended period of time. The fence blocks the businesses from a residential area.

“All of the vehicles are brought inside at night for safety, so that will not be a problem,” said Greg Grounds, an attorney representing the company. “There is no outside storage and all of the work is done inside the building.”

Planning Commission member Susan Culpepper expressed her happiness that the transmission business is staying in Blue Springs.

“I am glad that they are expanding and doing well,” she said. “That is really excellent.”
