An Arby’s restaurant will be the first development in the Trinity Woods development, the Independence Planning and Zoning Commission learned Tuesday night.
The 2,776-square-foot fast-food restaurant will be constructed on the undeveloped property at 20111 E. Valley View Parkway, just west of Little Blue Parkway across from the Blue Ridge Bank.
The restaurant will seat 62 people and will include a drive-through and patio that seats an additional 12 people, said Andy Benning, director of site development for the United States Beef Corporation, a franchisee of Arby’s.
A private access drive will lead into the building’s parking, where the building will face southeast. The building will have red brick facades, accented by red field color brick veneer. The building will be constructed on lot four and is one of five lots in the first phase of construction on the more than 22-acre site. The land has been graded.
Commissioner Karen DeLuccie praised the project.
“It’s a nice building,” she said after seeing an artist’s rendering of the building. “The patio’s a great idea.”
Commissioners asked Benning about the Arby’s on Missouri 291 in Independence that was destroyed during a recent storm. The building was leveled and has lain in a pile of rubble since the storm.
Benning said company officials plan to rebuild at the site and he expects work to begin there very soon. The new building will be of the same design as the building they are constructing on Valley View, with red brick facades. The destroyed building was a Wendy’s and was later converted into an Arby’s.
The planning commission will hold a special meeting May 29 in the Council Chambers at Independence City Hall.
