One small piece of business needs taken care of prior to the completion of the new Dunkin’ Donuts on Missouri 291 in Independence.
The north 25 feet of the property at 2400 S. Missouri 291, between 23rd Street and Gudgell Road, needs to be rezoned from single-family residential to general commercial. The Planning Commission recommended the case for approval Tuesday night, and it now goes before the City Council for a final vote.
The building at 2400 S. Missouri 291 was once Independence Fire Station No. 7 and had recently served as the storefront for Palmer Lawn Professionals. Dunkin’ Donuts is slated to open sometime in August.
Currently, Eastern Jackson County doesn’t have a Dunkin’ Donuts storefront. The closest locations are now in Kansas City, two in Overland Park, Kan., and two in Lawrence, Kan.
When completed, the renovated structure will include two tenants – Dunkin’ Donuts and a to-be-determined tenant on the south side.
Commission members Pat Campbell and Lori Harp both asked how the higher volume of traffic going in and out of the parking lot would be handled.
Independence architect Jim Gamble – representing the case’s applicant, Jason Palmer – said engineers with the Missouri Department of Transportation had looked over the project and determined traffic accessibility is adequate. Independence city planning staff also said the Police Department had reviewed the traffic plans.
