It’s a suite life at Executive Suites, 11004 East U.S. 40, Independence, one mile east of the Truman Sports Complex and 15 minutes from downtown Kansas City. The owner of Executive Suites, Master Realty Properties, is a local real estate company with more than 40 properties in the Kansas City area, including downtown residential lofts such as Stuart Hall, Fountains Lofts and Library Lofts.

“There are four buildings on this three-acre complex,” said Shelly Livengood, property manager for Executive Suites. “Executive Suites is a 9,000-square-foot-building, with 50 offices, appealing to start-up businesses, home-based professionals or smaller businesses such as attorneys, insurance companies, financial planners, psychiatrists, therapists, mortgage companies, and non-profits.”

Livengood said that offices run from 150 square feet to 550 square feet. An average office is about 161 square feet and rents for $295 a month. This includes access to two conference rooms, paid utilities, mail service, lobby listing, free parking, janitorial services, and on-site management. For a fee there is also a secretarial station for support services such as desktop publishing, print jobs, copy service, UPS, and other on-line services.

The second building on the property is the Cook Building with 6,788 square feet. The first floor houses Jay’s barber shop and P. Moore and Moore Janitorial services. Coming soon will be a moving company and full service U-Haul dealership. The second floor is home to “The Whole Person,” a non-profit organization that assists people with disabilities to live a more fulfilling life. The third building is a Subway, and the fourth building is a vacant hair salon with 3,500 square feet.

Job opportunity

Livengood said she was a tenant in the building for more than a year as a branch manager for a small mortgage and property management company. When the job opened for a property manager with the Executive Suites, she moved to that position.

“The building is like family,” she said. “It was a wonderful opportunity, and I stepped in. I knew most of the tenants and how the building flowed.”

She is proud of her job responsibilities. “I walk the property two to three times a day. I am a visible manager,” she said. “The buildings are comfortable, safe, clean, and well lit. I am on the job by 7:30 a.m. although my duties don’t officially begin until 8 a.m.”

Marketing

Livengood said many of her tenants as well as other business contacts come through Independence Chamber of Commerce members. She named Loretta Polzin, AFS Insurance a tenant of Executive Suite (a current tenant), Corporate Copy Print, Spherion, (also a tenant) and Julie Vest, Absolute Advertising, (former tenant) as helpful members to promote her business. In November she is hosting a Business before Hours at the Executive Suites along with Polzin.

Livengood explained that Executive Suites offers services to companies outside the building, for example renting one of the two conference rooms, the furnished model office by the day, or secretarial services.
